This is a great 4 bedroom 3 bath home in Queen Creek, AZ. The home is currently occupied, but will be vacant as of February 1.
I am willing to work with you on the financing to make it possible for you to purchase this home! If you're not ready to get a bank loan now, we'll figure something else out. There will be a down payment required, but I can provide seller financing, or we can do a lease option (rent to own). Please let me know what works best for you and I will try to work with you on it.
If you are not familiar with these terms, here's what they mean:
Seller Financing - Means that you don't have to get a loan from a bank, so there are no closing costs and no bank qualifying. The way it works is you just come in with your down payment, and then make monthly payments to the seller. Then you refinance at some point in the future when you're ready to qualify for a bank loan.
Lease Option - Means that you're not actually buying the house, you're getting an option to buy it at some future point. Also called rent to own. The way it works is you agree on a price and a period of time, and then you have the option to buy the house for that price during that period of time. Until you buy the house, you make monthly rent payments. For an example, let's say that you agreed on a 1 year lease option for a $270,000 price. You put 5 percent down ($13,500), and you make monthly rent payments of $1500 for one year. $400 of each monthly payment would go toward the purchase price. At the end of the year you can go ahead and purchase the home by paying the balance due, which in this example would be $251,700.
Queen Creek is in the Phoenix metro area, just south of Gilbert. The home was built in 2004 by Standard Pacific Homes. It is in a subdivision called "The Village at Santan Heights". Queen Creek is a great town -- it's in the Phoenix metro area, but just far enough away to be out of the hustle and bustle of the big city. The answer is that even though there's no bank qualifying, there's still ME qualifying. But the good news is that it's a lot easier to qualify with me than with a bank. So don't be concerned, I just need to know your answers so I can figure out how we can best structure the deal to make it work for both of us.)
