Custom built in 2003, this home was constructed to be low maintenance and efficient. The exterior is cypress board and batten, which will never require painting. The windows are Pella wood windows with exterior aluminum clad. The window wall is by Pella, tinted, low E, argon gas filled for the highest efficiency against heat loss or gain. Sky lights virtually eliminate the need for artificial lighting during daylight hours. The propane gas furnace is a two stage, variable speed, condensing type, high efficiency furnace made by Trane.
The 500 gal. propane tank is owned, eliminating monthly rental fees and allowing the home owner to negotiate with the different providers for the lowest price, often saving 30-50 cents per gallon. Avg. yearly propane use has been 500 gal. since 2005. The furnace is propane, the cook top is propane, the gas grill is connected, there is a propane gas log heater in the basement play room/den. There is also a 12kw generator that is connected to propane. The gen is on a manual double throw switch and will power the entire house. The 50 gal quick recovery water heater is also propane.
There is a Vermont Castings wood stove sitting on a stone hearth in the great room and a limitless supply of wood just outside. This stove will easily keep the main level comfortable except in the coldest days. and at the least will greatly reduce the use of the furnace when it is being used.
All the exterior doors are Pella metal or fiberglass for long term durability and the interior doors are solid six panel wood doors and 36 in. wide.
The first floor load bearing walls are 2x8 studs with r-19 batts, 3/4 " foam board and Tyvec House Wrap. The 2nd and 3rd levels are 2x6 studs with similar insulation. The roof is metal with 50 year guarantee and has r-30 insulation.
The floor in the great room and kitchen area is wide plank, distressed, heart of pine. The master suite, double walk in closet and vanity area are carpeted. the custom shower is ceramic tile floor and walls and the toilet is tile floor. The loft floor is aged local poplar 2x6 t&g. The lower level living area is carpeted with the bath vinyl tile.
The 4 person hot tub sits on a 16x20 slab outside the lower level play room and has a beautiful view of the rock face of Buttermilk Mtn. A stone patio on the other side of the play room has a similar view. The hot tub circulates and stays heated to 101', 24/7, 12 mos a year. Plus, two refrigs. 1 freezer and a dehumidifier (self draining). All these appliances continuously, plus TV, oven, bathroom heater, electric blankets and lights and computer. Add to that, our local EMC(Haywood) has the reputation of having the highest electrical rates in the country. Our avg. monthly bill, taxes and all,for the past 12 mos. was $94.55 and even less in previous years.Monthly bills for the past four years are available for inspection.
There are two covered porches and a walk around deck to connect them. The 16x20 porch is accessible from the Master BR or the Great Room and has a beautiful view. The timber frame front porch overlooks the upper and lower driveways and also has a great view. The timber frame porte-cochere parking slab extends the full width of the house preventing any dampness from accumulating behind basement walls thereby keeping the basement dry no matter the weather.
THE KITCHEN has Brazilian granite counter tops, solid maple cabinets, a deep, double stainless steel sink with a premium faucet/spray head. There is under cabinet accent lighting and gymbal head track lighting overhead. Motion sensor lighting activates whenever entry is made into the kitchen from inside or outside the house.
