I am looking to sell my cute, cozy 2 bedroom ranch on Alcoa Drive in Arnold, PA. I am selling my home because I am planning on moving to Arizona in the near future and I want to downsize to an apartment until that time.
The house is situated on a dead end street, so it is very quiet since there is very little through traffic. There is on-street parking with enough space for 2 cars to park in front of the house, as well as additional on-street parking across the street or in the alley behind the house. Most of my neighbors have lived here for 10 - 20 years, so it is a very nice area (I have lived here for almost 11 years myself). Also, there is a Sheriff living right down the street, so it is a safe place to live as well.
Convenient to everything - grocery stores, gas stations, restaurants, video stores, banks, bowling alleys, Route 28 and Pittsburgh Mills mall.

The house has newer windows, a new hot water tank, remodeled kitchen, a porch, and a white picket fence and patio in front. There is a full, unfinished basement with cedar closet and toilet, as well as a full attic. I have a small front yard, small side yard and bigger back yard with a shed and pond. The backyard has access to the alley. There is chain link fencing on both sides of the house and the back, so the entire property is fenced in.
The house does need a new roof and some minor drywall repair to the bedroom and bathroom ceiling due to water damage (from a leak in the roof). Last year I had a tarp put over the portion of the roof that leaked, so there has been no additional water damage. I have received estimates of $3400 - $4700 for the entire roof.
The house is completely livable, so you could live in it while making the repairs, or buy it to resell. A realtor told me that the house would sell for $65,000 with the new roof. I am only asking $55,000 for the house, but would be willing to negotiate a little. I would definately consider some sort of creative financing.
I am looking to sell rather quickly (in a month or so), and do not wish to pay for a new roof. That is why I am asking $10,000 below what I could get if I had a new roof put on.
