True Mid-century Modern, Eames Era Home :

New Jersey Shore :
45 minutes to Manhattan ( walk + ferry! ) :
Partial New York Harbor Views, Sandy Hook

Atlantic Highlands, New Jersey

$ 739,000.00

Overview description:

This is a true mid-century Modern home. It was built in 1958. Mid-century features include entry glass from roofline to door line; glazing to edge of exterior walls, open living space of kitchen through dining, and super low slope roof. Side-by-side windows.

PARTIAL VIEWS OF NEW YORK HARBOR AND THE ATLANTIC OCEAN from this private and peaceful street! I added some new pictures for those who have enquired, thank you.

The home features cathedral ceiling, two working fireplaces that draw beautifully, side-by-side sliding windows, and the classic open plan Dining / Kitchen / Living space arrangement. The interior has just gone through a 5-year makeover and is in superb move-in-and-enjoy condition. It was lovingly updated with absolute attention to either mid-century detail, or modern features that provide up-to-date amenities with mid-century sensitivity: from period 33 inch diameter Poul Henningsen's Artichoke Lamp in the entryway, to a 9 foot expanse of period rosewood kitchen wall, kitchen pass-through, half-walls and red-oak and Carrera marble floors. Every appliance is therefore new, or nearly new.

The home is in the wonderful community of Atlantic Highlands, New Jersey with its high seaboard elevation, terrific downtown with great resturants, large marina, and high-speed ferry to New York City. Short walk to marina, and 35 minutes from the marina to Wall Street, Pier 11. The home faces the New York Harbor and the Sandy Hook Lighthouse. New York is precisely 17 water miles due north, so this is quite rapid by Ferry.

By car, bus, or train, the distance is approximately 50 miles. (This is why Atlantic Highlands has become such a desirable place to live; it is both distanced from the city, yet accessible without any rush-hour traffic for commuting.) The home has 4 bedrooms and two baths and is very efficiently designed. It sits at the top of a gently sloped, the leveled lawn with superb drainage and a delightfully private back lawn. The neighbors are fantastic, (and will be the main reason it will be difficult to leave the area.) As a plus, this home is available fully furnished with mid-century furniture should you want to save lots of time and dollars and move in next week ready to create, relax, and entertain!

Detailed description:

OK, details. The home has classic mid-century split-level entry; the first level is a full living floor, with Bedroom, Family room, and Bathroom. This level features full Carrera marble floors – even in the closets. On level with this floor is a full two-bay oversized garage.

The Family room is 17 by 13.5 feet. It has 4 ample windows, marble floors, and a working fireplace. The room is beautifully lit by sun in midday, and custom recessed light, both 12 volt and 120 volt by evening.

The guest Bedroom is off this room, it is 12 by 12.5 feet. It also has marble floor, library walls, and a Sony 33” flat-screen wall-mounted television or video monitor.

There is a half-bath on this floor with glass and beach pebble shower and glass bowl sink with GS fixtures, and wide sliding door.

This floor contains the Duet Washer / Dryer mounted in stack formation. In addition this floor has complete hookups for kitchenette if desired, including 220 volt for cook top, isolated refrigerator outlet, waterlines and drain fitting.

Second level has large “L-shaped” main living/gathering space. This is 25 feet by approximately 23 feet, minus the kitchen space (hence the “L-shape” of 12.5 by 12.5 feet.) The floors are all red oak hardwood. They have just been completely sanded and polyurethaned, and look beautiful. One cannot get knot free red oak like this anymore. The room features lots of glass, with the windows going to the corner of the home in mid-century modern style. French-pleated 108” by 16-foot silk drapes come with the home. This room also has a fully working fireplace that has been converted to gas. The Cathedral ceiling runs from approximately 10 to 17 feet in height. Windows from this room gives view of New York Harbor and the Marina; one can see the Verazzano Bridge, Sandy Hook (Gateway National Park, which is also a 20 minute drive from the home!) and Manhattan. Please note -- this is not a waterfront home, so the views are not uninterrupted, one would have to add another floor for uninterrupted views. The home sits up above street quite nicely for comfortable easy views of distant water and island locations, it is very pleasant. The street is quiet and forms a horseshoe to Ocean Boulevard, so it is only traveled by the 10 homes that it serves.

The kitchen is simple and modern. It features one wall of rosewood, with glass and rosewood shelves and display cabinets. It has a double black-composite Franke sink, Miele oven, Miele steam-oven (if you have never cooked with steam oven you are in for a very happy healthy surprise), and a Miele electronic cook top. Even the dishwasher is Miele. The Kitchen has 12 volt tech lighting, a wonderful pass-through into the dining room, and White marble flooring. All the Miele appliances are under a year old.

The dining room is a step down from the main floor. It is 12 by 16 feet. It features wonderful sliding glass windows with lots of southern sunlight, a half-wall entry, and exit to romantic and private back yard. The ceiling is pitched with 8-point recessed lighting and center ceiling fan. This room also features the pass through into the kitchen.

Stepping up two risers from this floor is the bedroom complex. Three bedrooms on this floor measuring: 12.5 by 14.5, 13.5 by 10.5, and 11 by 10.5. The views from two of the bedrooms are superb, one looking Due North to Manhattan. All these rooms feature the original dual-pane sliding 3.5 by 6 feet Anderson windows from 1958. Wonderful glazing that flow lots of fresh breezy sea air in the spring, summer, and fall. All the bedrooms have beautiful full red oak hardwood floors.

The full bathroom is freshly refurbished with its original features of large sliding mirror vanity and built in vanity lighting. The tile is new and a custom tile inset of the “tree-of-life,” hand carried from Egypt, is part of the shower enclosure.

This house was lovingly restored not to flip, or resell, but to keep. So I did not cut corners anywhere. Recessed, track, and pendant lighting alone cost over $ 5,000.00.  If you are familiar with Poul Henningsen's Artichoke Lamp in 24-inch size you know the cost. This is the 33 inch Copper lamp!, a period piece brought from Copenhagen and restored. There are many lovely details. The outside of the home was vinyl sided by the previous owners, very practical, fine for decades, but it hides the original vertical AND horizontal wide Cedar siding of the original house. So, if you are a true mid century modern buff it might be nice to restore that back to its original glory. The original blueprints come with the house, I have scanned one for this listing. Please note that the former owners removed the front deck (!), but that too is an outside feature for your consideration. I do not think a less stressful, less ostentation, mid-century modern, move-in-condition home can be found for this price with such a get-away feeling so close to Manhattan (commuting time-wise) can be found.

Brokers and agents protected at 3%. Showings by appointment also cheerfully arranged. Thanks for your interest. Contact: bevington@spire-id.com for additional detail (is that possible?) and questions of any kind!
