convenient to the University, but comfortably away from fraternities and student housing.  I bike to work almost every day.  It's an easy 15 min. ride or a pleasant 30 min. walk.  The neighbors are all professionals with many University people nearby.  It's on a cul de sac so it's quiet and there's very little traffic.  When you look on the crime map of Ann Arbor, the whole area is almost always completely blank.

  The house is about 33 years old in very good condition.   The siding and most of the decking are redwood which is naturally rot resistant. The assessed value is about $480,000/2.  We are asking for $464,000.  We have not listed it  with an agent yet so there is some room for negotiation.
