Home is located on slightly less than two acres with waterwell and septic system. The well pump and motor were replaced in 2005, and water from the aquifer tastes great. Although the home is totally electric, with electric baseboard heat, there is also a wood burning Hurricane airtight stove. The last full year that we lived here (June '06-June '07), the highest monthly electric bill was $47.86 due to judicious use of the wood stove. Dish satellite TV w/two rooms wired. Good FM rock station, the 'River Rat' from Salida comes in strong most days, along with 10+ other FM stations.
Pine trees located in rear of property are infected with dwarf mistletoe disease. These trees have been separated from healthy trees and should provide at least a few years of free firewood. Full-size basement had floor concreted in 2003. Andersen patio doors and windows were new in main cabin in 2002. Pella windows and patio door were part of the 24x24 garage w/room above new addition in 2001. All appliances and gutters are new since 2000. Newer La-Z-Boy sectional couch w/double hide-a-bed included. Elevation is 8,700 feet; no air conditioning needed in summer!
