- Out the sliding glass doors you'll find a huge and magnificent deck made of Cumaru, a Brazilian hardwood that will last 50 years. Here's another example of the detail you'll find in this house: The deck is assembled with no screw-holes (where problems with wood always start) and instead the planks were "joined" the way a picture frame is made.
- Of course, this is where you get to enjoy the other side of the inside-outside fireplace.
- There's also a roof structure over the top of part of the deck, the part that has a gas line stubbed out for a barbecue - no more trips to the Home Depot in the middle of a dinner party for a tank of gas!
- There's also a playhouse next to the deck, but it's not attached so if you want it moved or removed, no problem. If you do have kids or want to have kids over, though, they'll build many fond memories in this double-deckered clubhouse with a play area and a small porch on top and an enormous sand box below.

- In front of the garage the parkway is much wider than is typical in Denver. This is important because it gives you two parking places off the street without using the garage, in case you want to use the garage for stuff or a workshop instead of for cars.

This house is awesome, families that we have over have just raved about how comfortable it is, how fun it is for kids, how inviting it is for guests. We built everything to be just right, and had planned to live in it for decades, but a job changed our plans. That means you have a great opportunity for a kind of house that is just hard to find in Washington Park.
If this house on a lot this size was on the other side of the park, it would be well north of a million bucks. It's on Washington, which is a one-way, but the city has plans to change it and Emerson back to two-way soon. When that happens the value of this house will shoot up. But that won't matter much for you because (unless a job change happens for you) your family will want to stay here for decades just like us.
