ABOUT US: Hi! Thank you for your interest in our condominium! WE ARE PRIVATE SELLERS! We are not professional realtors or brokers although we have bought and sold several properties without the aid of a realtor. We purchased our condo in 2005 from the original owners. We are not interested in renting the condo but have decided to divest ourselves from this investment and move on to other things. We are current homeowners in Temple Terrace and love this area and living in a small city with all the amenities of a large city such as Tampa. ABOUT OUR CONDO: The condos in Laurelon are real condominiums. Each unit is separated with a sound absorbing concrete block fire wall that extends from the ground to the peak of the roof. Unlike many apartment complexes that converted their units to condos, these are REAL condos and not conversions. The exterior walls are concrete and have a nice stucco texture. The shingled roof is 16 ft high with a gable style roof that have a rain run off into aluminum gutters. Each window in the Laurelon complex has a nice canopy awning that is color coordinated and adds warmth and appeal to the overall community. Each building has 4 units each. The two outside units are single story and the two inside units are two stories usually with a loft. There are 40 condo units in the Laurelon community. Our condo is one of only two units that have three bedroom, two (full) baths, single story, and end-corner unit with one adjoining concrete wall. The Laurelon condos were built in the late 80's. Our condo was built in 1986. It has a gross area of 1310 square feet with 1276sf heated. LIVING ROOM: Measures 17x11 and combined with the 9x14 dining room create a huge 17x20 great room. This room features a beautiful wall unit with glass shelves and storage underneath spanning the height cathedral walls. It is complimented with a new dimmable track light. A remote control dimmable 60" 5 blade hunter fan suspended from the 12" cathedral ceiling compliments this grand area. The 10' wide door opens to a 17 x 7 patio. HALLWAY: The "L" shaped hallway measures 24 linear ft. It has a digital thermostat and newly installed 110v smoke detector and two upgraded ceiling lights with access to the Laundry Room, AC-Heat air handler, water heater, three bedrooms and hall full-bath. A huge 65x36" framed mirror and side mirrored in-wall cabinet add openness and clarity. A beautiful newly installed X-style five globe vanity light also add beauty and warmth to your decor. BEDROOM 2: Measures 10x12 and has a large window which has a new heavy duty upgraded custom ordered plantation style blind with 2" slats. If you need any local services, you can call, speak to a real person, talk to real people you may eventually know, and walk in any office and more than likely be the only one in line including the library. If you need police, they are there within seconds, ok, maybe a minute or two. If you need fire or rescue, maybe few minutes. Temple Terrace has its own 911 system. If the operator detects a life threatening event, cars and trucks are rolling as you are on the line, not after you hang up. We are very proud of our public safety system in Temple Terrace. If driving to east to Lakeland, Plant City, or south to Brandon, Riverview, Ruskin, Bradenton or Sarasota, or northward to Telecom Park, New Tampa, Wesley Chapel or beyond at 8am, you can smile and wave hello to everyone else sitting in traffic heading in the opposite direction. If you do have to head into downtown Tampa, you can leave our (soon to be your) condo at 7:20 to make your 8am appointment whereas your coworkers had to leave their homes in 'New" Tampa at 6:45am. If you get off in downtown Tampa between 4 and 6pm you will be home in Temple Terrace within 30-35 minutes to start your golf game, swim, have dinner and relax all before your coworkers pull into their driveways If you look at a county map, you will see that Temple Terrace is an ideal location for reaching any part of Hillsborough County with reasonable time limits. There is virtually no hindrance traveling north, south or east and if traveling into downtown Tampa or the greater Tampa metro, Temple Terrace is "close enough" so that travel time is much less than if you live in north Tampa or so called "New" Tampa. SCHOOLS: Temple Terrace, being a hub to all directions within Hillsborough County, has easy access to local schools. Temple Terrace has three elementary, one middle, and two local high schools.
