PROPERTY DESCRIPTION:

Lake Burton Ga Power Leased Lot located near end of road / peninsula on Cherokee Road.  These two cabins share the end of the peninsula with only 4 others, so it is very private.

Lake frontage is 230 feet along a 15 year old stone seawall.

1 BR / 1 BA lower older cabin...both are of batten and board construction.

The columns of the older cabin are laid/mortared stone (not stone face).  The upper, newer cabin (1970) has columns of cinder block and a brick fireplace.  The fireplace on the older cabin is laid stone, similar to its columns.  This is higher quality mortar work that is usually only seen in more expensive homes these days, though these are true "cabins".

The septic system was also replaced (1500 gallon) approx 20 years ago with a large drainage field.  This was the first update since the original cabin was built in 1955.

Both cabins were re-wired last summer (2007) though the power has not been run to the upper cabin yet, the conduit is in the ground and ready to be laid down.  Conduit has also been laid to the upper shed / well and the boathouse on the lake.

The water supply comes from a 500 foot DRILLED well.  It is approximately 15 years old.  So the water is extremely clean, and you can get water in the winter!

The heating in the upper cabin is only by fireplace.  The lower (older) cabin has a fireplace, a gas space heater and a thermostatically controlled electric wall heater in the bathroom that was installed with the rewiring, last summer.

The roofs on both cabins were replaced approx. 15 years ago with 50 year life higher quality metal roofs with baked on enamel coating.

The boathouse is one slot and the ski boat will sell with the cabin.  There are two
docks; one abuts the boathouse and the other connects via walkway to this one.  Between the two a boat may conveniently be anchored.  They are NOT floating docks but have secure non-creosote poles anchored in the lake bed.
