A parcel this large on the Wisconsin market is rare. Now combine sheer size with spectacular vistas, seclusion, a working ranch, and you have a once-in-a-lifetime investment opportunity, possibly the last of its kind in the region. Develop multiple secluded home sites with million dollar views, enjoy the limitless recreation yourself, or do both! Meanwhile, the ranch continues to provide income and huge tax savings.
Secluded yet convenient
The ranch is only minutes from the Dells, an hour north of Madison, and about 3 hours from Chicago. Reedsburg, only 15 minutes away, has a modern hospital and runway big enough for corporate jets.
As you descend into the Lazy Eye valley that runs through the center of the property, you are delighted by a sense of seclusion as you leave the rest of the world behind. Nestled in rolling hills, you are surrounded by 100's of acres of woods loaded with deer, turkeys, and birch trees. High ground on either side of the valley offers panoramic views of the ranch and beyond. Drinkably fresh streams, including the famous Dell Creek, spring up from the hill sides and feed into the nearby Wisconsin Dells.
Enjoy fishing for trout in the ponds, 4 ponds total, deer hunting, snowmobiling and much more. Trek through 190 acres of pristine forest, but bring a compass to find your way.
A working ranch
The Lazy Eye Ranch is a fully self sufficient cattle ranch supporting 80 head of cattle. The tenant rancher maintains the infrastructure including buildings and fences. Though continuing the ranch is optional, this arrangement offers signifant tax breaks in additon to rental income.
The history
The Lazy Eye Ranch was purchased in 1971 by Chicago eye doctor, Burt Russman. The ranch had previously been used to raise horses. Though the Russman family's interest was primarily recreation, they though it might be "fun" to develop a cattle ranch. With help from neighboring farmers and a lot of good old fashioned hard work, the Lazy Eye eventually grew into a profitable enterprise and rewarding experience.
After many years of enjoyment, the Russmans sold the herd to the tenant farmer who keeps the cattle on the Lazy Eye and continues to maintain the ranch in top notch condition today.
