This property is being sold "As Is".

This 1930's bungalow style home is located in the Frierson-Eakin Historic District of Shelbyville, Tenn. It is currently used as a 3 bedroom 2 bath with an office but could be easily 4 bedrooms. The house is roughly 1995 square feet of living space with a huge attic storage space and a full unfinished basement.

This home was reconfigured as a duplex at some point during the 70's or 80's but when we purchased the property we opened the home back up into a single family dwelling. It is still classified as a multi-family dwelling with the tax records which may influence tax rates but I'm not sure. We just never tried to change them because if someone else after us wanted to use the home as rental property they would have to change the records once again. This leaves this property with the flexibility to be a  single family home or for duplex use.

This home was in dire need of a remodel when we purchased the home and we have spent the last several years working our way through the house room by room but a few rooms such as the master bedroom, master bath and utility area still need work. There has also not been a great deal of work to the exterior of the home. Our primary focus has always been our living quarters so we just haven't gotten around to doing any painting or sprucing up outside. We run a home based business and between the business and the birth of our third child, we have simply run out of space and the time needed to give this home the TLC it deserves.  A brief room description follows:

Living room is 13 x 16 with a gas burning fireplace and hardwood floors.

Dining room is open to the kitchen but is a seperate room and is 16 x 11 also with hardwood floors.

Kitchen has a breakfast bar and is 11 x 10. Floors are currently ceramic tile and need to be redone. It has really nice pantry cabinets, slide in stove, dishwasher, and brand new really large side by side refrigerator.

There is a bathroom off the kitchen area which is in the process of being remodeled at this time. Everything in it is brand new but the flooring has not been put down yet.  It is 10 x 5 not including the space the shower takes up.  It has a large 4 ft wide step in shower with nice glass doors that is currently being installed.

At the opposite end of the dining room, there is an area that leads into the downstairs bedroom area and also a flight of stairs that takes you up to 2 bedrooms upstairs.

Upstairs the 2 bedrooms are 12.5 x 12 and 8 x 15. The stairs and upper bedrooms have carpet that is only a few years old. There is also a huge attic room for storage on this level . I didn't measure but I would guess it is 20 x 20 with a sturdy subfloor already in place.

Back downstairs there is a small room at the front of the house that measures 11 x 10. We are currently using it as a nursury but it has a great built in bookcase and would be wonderful as office space or study.  It also has the hardwood floors.

The master bedroom is 13 x 12 with another room next door that is 10 x 11 which is currenlty used as a dressing area and office space. If we stay here, our plan is to remove the wall between these two rooms and make a nicer master suite. These 2 rooms have really old carpet but hardwood underneath. This is the point in the home where we have not remodeled. We have run out of space and really don't have any place to put our bedroom furniture in order to complete this transformation. These 2 rooms also do not have new windows yet and the remainder of the house does.

The master bath also needs work. It is tiny,  6 x 5 and we would also like to make it larger. There is a huge laundry room - mud room at the rear of the home that adjoins the master bath. It is 16 x 9 and we would like to take some of the space from that room and make the bath nicer and larger.


This home currently has great potential to be turned back into a duplex.  With the addition of one wall  the 2 sides would once again be separated. There is front and back access available to both sides. Two bedrooms and one bath for each side and washer and dryer hookups for each side. One laundry room area would need the water lines run.

There is also a huge unfinished basement that could be used for many things or just simply storage. It is roughly 420 sq ft.
