 House is just minutes to the Medical Center, Greenway, Myerland Plaza, Galleria and is only 20 minutes to downtown (11 miles) (610 loop to 288 to I45).  Location is great to avoid long commutes.  Neighbors are nice, mostly medical center people and/or teachers and there is a community organization, but no home owners fees (we voted that down!!)

House has new TRANE A/C unit and newer insulation, R30+ insulation.  House is older, needs flooring in (none there now) the den/breakfast areas and needs pool cleaning & repairs.  Owner is willing to offer some reductions in price for a few repairs, or a cash back at closing to handle these expenses (Under a separate contract, if necessary).  Owner is looking for a quick sale, but will begin some indoor painting next week, and will interview contractors to begin cleaning pool, get pricing for adding new pool pump and doing minor pool repairs while waiting for a buyer.  The pool is large enough for laps and owner used it 9 months of the year for morning laps.  It gives good exercise without going to a gym.  Pool could be filled in, for someone not wanting a pool.  The pool/patio area can be like a small, private tropical paradise.
