General
The original house was
constructed in 1820. It consisted
of two floors and the basement, which was used as the kitchen. The inside of the original structure
was completely gutted from the roof down.
The addition doubled the size of the house to 2150 sq. ft. The original basement was excavated to
allow for a continuous 8’ ceiling in the original house and the addition. The walls were underpinned on all sides
to create a solid construction.
A new
type of SIPS construction was used on the exterior walls and roof of the
addition. The panels are
manufactured by Integrated Component Structures (ICS) of North Carolina. The ICS S.I.P. is a component wall and
roof system. It provides more than
twice the energy efficiency of standard 2 in. x 4 in. stick construction and 4
times that of the standard 8” thick concrete-block wall. Because of its superior density and
energy efficiency, the ICS S.I.P. eliminates all air filtration. When used in the building structure, it
contributes to an overall 30%-50% savings in annual heating/cooling costs. In addition, the high-density polyurethane
cores prevent moisture and air circulation required in mold/mildew formation from
taking place in the S.I.P. and passing through to the interior occupied space. The 6” exterior walls have an R factor
of 40.
The ICS
S.I.P. panel has structural characteristics that are similar to a steel I-beam
with strength that test reports have shown to be 3 times stronger than frame
construction and that can withstand Category 4 hurricane winds. Since the ICS S.I.P. has no “air”
within its solid core of insulation, there is no oxygen to support a fire. Therefore, a fire cannot run up the
wall. The ICS S.I.P. has passed
every standard fire test for wood-based or Type V construction.
Interior

- Dual zone heating and cooling: new high energy
efficient Carrier heating and cooling for lower and middle floors. Carrier heat pump for top floor;
- All windows and doors are Kolbe (solid wood);
- Attic can be used for storage with drop down
stairs (attic floor is paneled);
- Area on bottom floor under flight of stairs has
Brazilian Cherry hardwood floor, is dry walled and painted – good for
storage to include winter clothes;
- Lights in all closets;
- Water purifier;
- Upgraded filter system on HVAC;
- French drain and sump pump system with
additional battery-operated sump pump for backup; and
- Wired extensively for security system, computer,
