2550+ Square foot, 4 bedroom, 2.5 bath home, on 2 acres

Beautiful brick home, built in 1971, with no corners cut and no expense spared. This total electric home has solid wood custom cabinets (believed to be oak) throughout, stone/tile flooring in all but 4 rooms with the balance in carpet. There are 3 spacious bedrooms and 2 full baths in the main house and a 4th bedroom (guest room) with ½ bath off the garage. The kitchen is the next room on the floor plan. The eat-in kitchen is conveniently located between the family room and the game room. Measuring 18’2”x16’4”, and sporting a total of 36 cabinets with doors and 13 drawers, this kitchen has cabinet space enough for all your dishes, spices, pots and pans, food storage and still plenty of room for all the cooks in the family. There is an area within the kitchen that is the perfect size for a breakfast table and a full length bar area that separates the kitchen from the family room. There is also an area designated for the refrigerator. We have a large side by side in this (does not sell with house) area.

Just off the kitchen is where the pantry is located. This exquisite amenity measures 3’10” wide and 7’ long and has 26 adjustable wood shelves for storing all your canned and dry goods. This room also has an area for mops, brooms, etc. There are 2 doors that can be closed to separate this area from the kitchen.

The next room, between the pantry and the wet bar, is the laundry/utility room. 13’5”x6’2” is a large amount of space for the washer and dryer. There are plenty of cabinets for laundry items with extra storage to spare and a counter area for folding laundry. This room also has an area measuring 2’4”x3’2” that is perfect for the upright freezer. This room also has a clothes closet measuring 2’x2’8”. There is a 32” door that can be closed to separate this area from the wet bar/office area of the home.

Next to the laundry room is the wet bar. This area could also be easily used as an office space as there is plenty of room for a desk, good lighting and a phone jack. This area measures 8’11”x10’ and has a bar with counter space enough for two or three barstools. This area also has it’s own sink that is plumbed with hot and cold running water. Adjoining this room, separated only by the bar, is the game room.

The massive game/media room measures 19’3”x20’7”. We have used this room for a number of different things include an area for our 9’ pool table and tournament size foosball table, a media room, a music room for jam sessions, a party room, etc. This room is tastefully done in barn wood with a red tile floor. There is a built in entertainment center that will provide space for a huge television, home theater/stereo/surround sound system, 10 gun cabinet with glass doors on one side of the TV and a 3 shelf curio cabinet with glass doors on the other side. There are two 4’x10” shelves above the TV for add on components (stereo, dvd, vcr, dish box, surround sound, etc). There is even more storage below the gun cabinet and curio cabinet (perfect place for storing CD’s, DVD’s, books, video games, etc). Each of these covered storage areas measure 3’ wide and 1’10” deep and have one shelf each.

From the game/media room, you can either walk directly into the kitchen or walk out into the attached two car garage. The garage has two 9’x7’ overhead doors, concrete floors, finished walls and measures 25’4”x19’. There is also a walk out door at the front of the garage with access to the driveway and a walk out door at the back of the garage that leads into the back yard/swimming pool. A third walk through door leads to the guest room/4th bedroom and ½ bath. The garage is wired electrically but is not heated or cooled.

The guest room will conclude the tour of the homes interior. This room was originally built and used as a beauty shop. It has a full size closet, it’s own hot water heater, it’s own septic system, it is heated and cooled independent of the main house and has a ½ bath consisting of a toilet and sink with hot and cold running water. We have used this room as a guest bedroom but being somewhat separated from the main house it would also make a wonderful office, retail area, beauty shop or other business area. With the addition of a shower, it could even be rented as an efficiency apartment.

The ultimate for entertaining. Accessed either through the French doors in the family room or through the garage, is a large covered deck that measures 16’ x 28’6”. This deck has two ceiling fans (approx. 7’ in from each end) with lights and an additional light in the center of the deck. This is the perfect place for BBQ’s, pool parties, reunions, or just enjoying an early morning cup of coffee while reading the newspaper. Also a good observation point for watching the kids (young or old) in the swimming pool. There has been an additional wood deck (not covered) added to the covered deck. It measures 12’4” wide by 9’.

The in ground swimming pool holds approximately 25,000 gallons of water and comes complete with a sand filtration system and pumps. The pool is 3’ deep at the shallow end and 8’ deep at the deep end. There is a 7’ water slide in the middle on one side and a diving board at the deep end for added excitement. The shallow end has three walk down steps and across from the slide is a 3 step ladder. The pool also has a large light built in to the deep end for night swimming. Beside the pool is a 5 bulb outdoor light which adds to the atmosphere while swimming at night. You can easily add colored bulbs to this light when it is pool party time. This pool would be perfect for teaching swimming lessons as an added income. At the time of this writing, the water temperature in the pool is 91 degrees and the outside ambient temperature is 98 degrees. LET’S GO SWIMMING!!

There are two wood framed buildings, a car port and a breeze way in the back yard just down from the pool. The first building measures 14’x8’ and is currently being used as a pool house. A great place for storing pool chemicals, cleaning tools, changing clothes, etc. This building has water and electricity with a wood floor. There are windows on three sides. Attached to the outside of this building is an outside shower. Between this building and the next one is a breezeway that has lights and water. There is a free standing double sink in this area that could be used as a fish cleaning station or just to clean up after working in the yard or garden. This breezeway area measures 5’6”x10’6”. On the other side of the breezeway is the final wood structure. This building is currently being used for storage but could be converted into a guest house. It has concrete floors and lights. There are windows on one side. This building measures 10’1”x11’6”. Next to this building is the carport. It has electricity and concrete floor. The measurements are 10’4” wide and 18’ long.

My favorite part of the whole place is the work shop. This building measures approximately 30’x45’ and has high ceilings, is constructed entirely of steel with tin siding and roof, and has a full concrete floor. There are two large overhead doors and one walk through door. Outside the overhead doors is a concrete apron large enough to park cars, trucks, trailers, etc. The shop is wired with both 110 and 220 service and is on it’s own separate electric meter. There is currently no water to the shop but it could easily be done as the pool house, with water, is located near by and could be tapped into. We have done everything in this shop from painting a truck and trailer, welding and mechanical work, to playing music with some local musicians. A wonderful get-a-way.

The entire back yard is fenced either with 6’ privacy fencing or 4’ chain link. There is an area beyond the back yard that also comes with this property. It is fenced on three sides currently, one side is 4’ chain link and two sides are woven wire. We have the pipe H braces and line brace in place to fence the back side of this property to fully enclose it. Since we are outside the city limits, our intentions were to raise a couple of calves or put a horse back there. That area of the property measures approximately 105’x230’, or 24,150 square feet, or about ½ acre.

This house sits on a corner lot that is approximately 2 acres and has blacktop roads on two sides, FM 488 and CR 101. The approximate overall lot measurements are 256’x531’. I am not a surveyor, nor do I know the number of feet for the highway right-of-way. I measured from the end of the driveway to the survey pins at the back of the property. I also measured from property line to edge of black top the other direction. There has been a recent pin survey done, and the pins are still in place. The house is total electric, on city water, septic system, DSL internet and cable available, close to schools and churches, the first house outside the city limits, local trash pick up available. All the conveniences of living in town without all the headaches and hassle.

There are a number of churches in town and close to town. There are two grocery stores, lots of gas stations, two farm supply and three hardware stores. Movie rental, Radio Shack, Sporting Goods store, Family Dollar, Dollar General, Fred’s, two auto parts stores, clothing stores and many restaurants. If you feel the urge to travel, Interstate 45 goes north to Dallas (89 miles) and South to Houston (152 miles). Waco is just a short 64 miles west on Hwy 84. Fairfield Lake is just 7 miles, Richland Chambers lake is only 18 miles. Shopping outside of Fairfield is convenient in Corsicana, Mexia or Palestine. Fairfield ISD is recognized as one of the best school districts in Texas. Our crime rate is low and people are friendly. What more could you ask for?
