I had to let you know that just a week ago, I posted an ad in "For sale by Owner" Lake Property in Montgomery, TX. Bentwater........
Both Craigslist.org and your website had many hits. The first email prospect is from CA. and moving to the Bentwater area in Texas. He saw the house about three months ago when it was listed with Bentwater Realty and MLS. Then about a month ago he looked on his own. My daughter and her husband moved to Ca. also, and this is their home. The Bentwater agency hardly showed the home in the six months they had the listing, so at the end of December, my daughter called Bentwater Realty and fired them, took the house off the market, we got our handyman to do some fixing and had the locks changed.
I want you to know that this first caller from your ad and Craigs list has signed and emailed the intent and proposal documents and we're meeting him tomorrow with the inspector to go through the house. Earnest money will be given to Title company, and closing is around the 15th of February!
I thought you'd like to know that these things do happen .....it's great; especially since my kids do not live in Texas any longer but in CA. and that Owners.com and Craigslist really does work.....

I think the secret to selling it so fast (under contract on day 8) was twofold:
- We priced it correctly. We took one quarter of the standard sales commission and took that right off of our price. We knew that the stereotypical buyer who is looking at for sale by owners is looking for a deal. In our case the deal was a house listed at more than $5000 less than the comps.
- We cooperated fully with the buyer's real estate agent. In Longmont this means we paid 2.8% commission to her.It is worth it. Most people buying a house only feel comfortable working with an agent. If you do not cooperate with agents I feel you are throwing away the majority of your buyers. Also, the buyer's agent has been very professional. She did all of the paperwork and has answered all of our questions through this process.
In summary, we can say that we listed the house ourselves. An agent sold it.
By listing it ourselves we saved over $10,000 on commissions, but gave $5000 of that to the buyer in a price reduction. We were motivated sellers. By listing it ourselves at a really good price we were able to sell the house very quickly. This alleviated us of the stress of keeping our house in "show home" condition and allowed us to move on with other aspects of our move.
It is the only way to go, according to me!

The web site posting and sign allowed me to provide details and an email box that sorted out the buyers from tire kickers. I definitely think the photos helped show the interior. Being a very busy person, I didn't have a lot of spare time to show the house to people who were just "curious".
Personally, I did some market research before pricing my home, I listed it before the spring market and I was flexible on the selling price. Also, I do have to share that I buried a statue of St. Joseph in the front yard. The sign and the website drove lookers to the house, but I can't help but think that I had a little divine intervention to help seal the deal.

This is the second home we have sold ourselves. Had a lot of hits on owners.com web site, especially after we put the web site in the newspaper along with our FSBO ad. We have had 160 (as of 5/11/06) hits so far. Pictures are nice - generated a lot of drive bys who then got our flyer with more pictures. First people to actually look/tour are the prospective buyers.

Another factor that helped to sell our home was getting it in the best possible shape prior to putting out the sign (about two months of work). That meant de-cluttering, cleaning every carpet edge with a toothbrush, cleaning every carpet spot, fixing every known defect that was practical, spackling and painting, total yard work over, etc. It resulted in what the appraiser termed the "wow" factor. Even the real estate lady who brought a family to see it said it was the cleanest house she had been in.
Unfortunately, the owners of most of the houses I looked at in (state name removed) hadn't taken the time to really get them in shape to sell. The one I purchased was by far in the best condition to sell.

The house appraised at $165,000+, our asking price - the house spoke for itself as it is very well maintained. My husband and I put thousands of dollars into the house and it showed - move-in condition with neutral colors and updates. The bank appraiser, inspector, insurance company rep all commented on this lovely house.
It took six (6) weeks to sell. I didnt advertise, only a sign in the front yard for a month, and had open houses during the weekend while I packed. Then, I put it on owners.com and received a few offers and accepted one.
I'm still receiving telephone calls from the ad (just got one from Columbus, Ohio) and have a back-up list if this deal falls through as prior prospective buyers that saw the house are very interested in it.

I had a very "painless" experience. I figured it cost me (less than) $200 to sell the house on my own which was a lot less than the $20,000 Real Estate Commission I would have paid.
Almost immediately after putting my house on-line with owners.com I got phone and email inquiries. I wasn't even ready to show the house yet and I had three groups come through. But not offers. Then at my first open house I had over 80 people come through. I got two offers, one was a bridge loan and the other a cash deal.
I found my best advertising was owners.com, the local small newspaper with on-line access and the lawn signs. I did pay for one week of the Plain Dealer which was very costly. In hind sight, I would not use the Plain Dealer paper.
I had a title company go over the paperwork with me, so it was simple. Now, all I have to do is sit back and let the Title Company finish the work, pay off my mortgage and hand me a check for the balance. Not too bad!
I think people are fearful of the "whole" project. If they would just break it down into manageable segments it is very doable for most. Great service!

We sold our home on our own and it was so easy. I can not believe anyone would want to pay out the kind of money a realtor charges when you can do the same thing. I read about how to do it in a book and on the net. My father-in-law sold his house last fall with a realtor and had to pay the same costs we did ( title search, appraisal, inspection fees etc.) on top of the realtor fee.

My home is very pretty and updated (wood floors, ceramic tile, decorator paint colors, custom faux paint techniques, custom window treatments, etc) Plus, its very clean and well decorated, so it "showed" very well. I knew it would sell quickly which is why I figured I could do it myself and save realtor fees.
Also, it's in a neighborhood which has a great location (relatively in Houston), highly acclaimed school district and best of all the houses are very affordable (relative to Houston market). It is a one story, 4 bedroom which is pretty unique to the subdivision. So, I just had an open house on a Sunday afternoon, and posted a large, flourescent poster board at the front of my neighborhood with the wording: "Open House. 1 story/4 BR, beautifully updated".
I had 14 buyers/families stop by. I had baked cookies, and iced water bottles. I think it helps having the seller do the "showing" because I was able to point out all the features. Both the 1st and 2nd couple made offers, but I went with the 2nd couple because of their offering price and they're allowing me to lease back until October, which is when my new construction will be finished.
