Personal Remarks: This is a one of a kind large contemporary structure along the world famous salmon-fishing river, the Kenai River. The house sits approximately 60 feet form the riverbank and about 30 feet up from the river surface.  The property has 110' of riverfront for  private fishing. The river is reached through a gentle walk path down to the fishing boardwalk and fire pit. The property and the buildings are south facing with the river in view, which means the main side of the property bath in the sun the whole day long. The property is located in a very private neighborhood surrounded by woods, but at the same time, close to main street Soldotna city. All publish facilities and services are only minutes away. Less a mile on each side of the property two additional famous public fishing spots are located.

                The house was built in 2000 with the idea of being an energy efficient structure. The heating and hot water is served by a state of the art super efficient boiler and mechanical room. All technical specification was computerized to meet a preset efficiency standard, which demanded the additional investment in triple window glazing and a high efficient air-to-air exchanger. The house got a “5 star plus energy rating” by an independent company back in 2001. The average billing to heat 4000 sq-ft (including the garage) back in 2002 was less than $100 a month.
