When I began hunting for my new home upon moving to Dayton in 2003, my requirements included an open floorplan, first floor owner's suite, full basement, a spacious lot, and city water and sewer. I quickly discovered that older homes don't have open floorplans and first floor owner's suites, and that I would have to build. The problem with new houses is that the developers/builders shoehorn them in on too-small lots. Much over an acre, and you're stuck with a well and a septic system.
So I visited dozens of new communities until I luckily found this .72 acre lot with a "12 o'clock on the cul-de-sac" location. It is in growing Beavercreek, voted a top 100 US City in 2007 by Money Magazine, very near The Greene and near WPAFB. Good schools and no city income tax.
The all-brick, center-hall colonial house has a front porch and a screened-in rear porch (accessible from both the kitchen and the great room), and a 3-car side entry garage. The great room features a cathedral ceiling, windows on either side of the wood burning fireplace and a Bose home theater with 4 surround sound speakers and a sub-woofer built in to the walls and floor. The eat-in kitchen has 42" maple cabinets, stainless steel appliances, an island, a computer station and a bay window. The kitchen and the tray-ceilinged dining room are connected by a butler's pantry with additional maple cabinetry and a counter for serving buffet-style. A den with french doors and a bay window is separated from the dining room by a two-story entry foyer with hardwood flooring. The owner's suite features a cathedral ceiling, sitting room, wall-mounted television with surround sound and a master bath with separate tub and shower, 2 sinks, a water closet and a walk-in closet. Five first floor windows have half circle transom windows above them.
There are an additional 4 BRs and 2 full baths on the second floor. Two of the bedrooms are connected to a full bath to create a Jack-n-Jill suite. The hallway, wide enough for furniture, is open to both the foyer and great room.
I added a wood-burning fireplace, irrigation system, hot tub, finished basement with a half bath, a central vac including electric dustpan, intercom, a home theater in great room, a whole house sound system including wiring for patio speakers, Kinetico water softener (uses no electricity!), a 90-gallon water heater, and a heated and air conditioned 36'X38' Morton outbuilding. It has a full porch, a garage door and a people door, a concrete floor, a finished interior with its own electric panel, a 220V outlet, 7 windows and is sided with Hardie board.
If you want it all, there are no comparable listings in Greene County at this price. I know because I tried to buy one and had to create it for myself instead!
