I have never had a place where so many people just get that glazed over look as you can see their fond memories return. telling you or their grandkids, or everyone all the quite wholesome stories that return to them as they return here to your store. Should change the name to the "Happy Memories Factory.".LOL

BEAUTIFUL sights; Can e-mail lots of pics. On Hwy 395 from Burns we are first gas in over 90 miles, weekends 120+. Close to 200 miles if coming Hwy 140, from like Winnemucca. The police & motel mngrs send people here for gas because I have only 24 hr gas available. I get $20 fee plus gas price, & no one complains when they need fuel out here. As a matter of fact I usually get tipped more often than hear a complaint. I've even been bowed to in appreciation. LOL. The locals love to congregate here. The front section of the store has the original wood floors from when this was a a stop for stage coaches, a store, & so much more, that's history; was a post office also. YES STAGE COACHES stopped here, of course it was the only post office too. There is one full hook-up RV spot behind the store, could split water/electr & have two spaces. The front of the store has two new solid steel double doors. When you enter the main door you are in the general/conveniance store area. The 2nd set of doors go directly into the Deli. There are two large 3 door glass front drink coolers, a glass top ice cream freezer, self serve coffee and a cappacino machine, a self serve Pepsi fountain drink dispenser, 6ft. glass display case and many other racks, displays, etc. To the left is the deli. It has a very beautiful heavy Old growth wood "L" shaped deli counter with stools and a couple dining room tables with chairs. A deli fridge, a top of the line 3 shaft milkshake mixer (stainless steel), hotdog roller, microwave, toaster, 2 two side-by-side double ss sinks (4 total), various cooking appliances, roasters, blenders, mixers, hot plates, food processors, ample cutlery and there is even a snow cone machine too. (sorry went to FFA) In the back part of the room is shelving, etc for displaying collectables or whatever and a door leading to another large back room, I use for storage. Could be used for selling or sleeping, or leased as another small business. I've had offers. There is a back door to the outside from this room. Through the side door of the room you can enter the office area and it also leads to the bathroom. There is a customer entrance to the inside bathroom area from in the store next to the coolers, close to the ajoining walk-in cooler. There is also a storage area behind the retail coolers for stock, cleaning supplies, etc. In the office area are two full sized deep freezers. One upright and one chest. The chest is just used for bags of ice from the commercial ice-maker during summer months. The store is on it's own water well system,(state water always returns completely negative on tests for nitrates, colaforms, arsenic, etc. The store actually comes with a second working well a little further out near the RV hook-ups. So no water bills. There is a brick shower house and two bathrooms right behind store it is a SOLID brick building.. Behind that is a 40ft shed/storage/haybarn. It has a front door, a side door and a large sliding rear door on the back side, all wired with working ELECTRICITY, lights and outlets. Total property is about 2 and 1/3 acres. An (electrofied) barbed wire fence runs around the gas tanks & the front part of the pasture along highway. Never really used, why needed (?)

Mostly the pasture has been used for a couple horses or ?? Girl across the road has Llamas. The football field sized pasture runs in between the store and the manufactured home. It has long wheat grass, not sage brush, fairly smooth..
The Manufactured Home is a 1978 Homette 68ft x 14' 3bdrm, 1 & 1/2bth, Approx 1000 sq ft. Nice large walk-in closet.
The home has a half circle driveway, graveled with white broadboard acrylic fencing along the front, with large beautiful trees, VERY beautiful when in all their splender while in full foilage . The home also has it's own well for water, with the cinder block pumphouse off to the left side of back yard. The pump house is large enough to use as small workshop too, with a work space/counter top. The home has older fridge, dshwsr,stove w/hood and double sink in kitchen. Walk in closet in master bedrm, large fenced back yard with several trees in front and back. There is an old cabin next door, good only for storage or re-build. (small) It was built with old growth heavy wood (good cond) and has very salvagable boards that are worth money now days. Chimney still in place. LOL Next to that on the very south end of property is what is called "The Bus Garage". It is a large cinder block garage 37ft by 16ft with large swing open doors; about 15ft high @ the doors, very high inside. It has been used as an RV garage & shop. I even rented it out @ $125 month for a few months to a nice guy as a dry place to store his classic car.. I know I have left a lot out but call for more details. The home is in OK shape, very livable. Could use a little TLC. I',m working on it, well I hired some people to make move-in ready.. More pics coming of inside, after I clean-up and pick up all my laundry, etc.
There is a very nice tiny little house behind the store for sale too. It has a horse arena and a barn but I don't know much more about it. I believe they're asking about $300K. Just FYI.

This is absolutely beautiful country, high dessert. (approx. 4000 ft. double that to top of Abert rim, the highest free standing escarpment (in N. America) Snow off & on during winter, usually a couple inches at most. SUNNY all summer, only about 30 days parcipitation per year. There are Big Horn Sheep, large herds of antelope, (hundreds) deer, cougars, Sand Hill Cranes, tons of quail, chuckers, doves, even Bald Eagles and many other predatory birds. Cute little prairie dogs running around, sticking there heads up, always watching. Lots of good fishing too. The store is on a major artery to "The Burning Man Festavil" so we get quite a few of them each summer, great people V great spenders & tippers. We are also on a major route to Sturgis, so we get them too, coming & going. (also Great) Keep lot's of hi-test non-ethanol for them. Very interesting place, lots of tourists. Don't forget, you have that beautiful state kiosk right outside the front door,(you can't buy that kind of advertisement, it's next to the building that tourists stop to read about the area. It is on a small easement, it's run, cleaned & maintained by the state. It sits on the small concrete pad left over from the "Phone Booth" days. It's like free advertising. If you love this country & who wouldn't and want to work it like the fun house that it is full time so you can retire early, that works or work it light now and get by easily or semi-retire at a your own nice slow pace. For any of that "THIS IS THE PLACE, THIS IS IT"!! Hate to see my dream go but I can't work it alone, with my health & not being able to drive either. Most the complaints I have are along the lines,'we never know if you'll be open' or 'we used to make this a regular stop to eat but we have begun to figure that you probably won't be here or have no hot food, NOT even a bacon, cheese Burger'. Guilty as sin of both. With-in 6 months or less with good lights & signage, you'll have it and all the old customerts back again. Mentally I know what I am taking from someone else by me just hanging around here. Be the one that will bring the glory back & it's depressing for me daily. I can only work maybe 3-5 hrs a day, usually like 10-11am til the mail arrives about 3pm. I have some degenerating desease & am here all by myself & do NOT drive.
