Information about Owners.com Bundle
Owners.com Bundle includes real estate brokerage services provided to buyers and sellers by Owners.com (buy-side and sell-side real estate brokerage services) and, in some states, settlement services provided by Owners.com’s affiliated providers Premium Title Services Inc. or its applicable affiliate (as applicable, "Premium Title") and mortgage brokerage services provided by another Owners.com affiliate, Altisource Fulfillment Operations, Inc. d/b/a Owners.com Loans ("Owners.com Loans") for mortgage brokerage services. The services offered as part of the Owners.com Bundle vary by state. If settlement services are available as part of the Owners.com Bundle in a particular state, such settlement services are for closing and escrow services only and do not include title insurance products or services. The Owners.com Bundle is available as a result of the shared platform synergy and technology integration between Owners.com and its affiliated providers that results in streamlined processes and a level of expertise and service that comes from working together over time. Customers may benefit from that integration and expertise by choosing the Owners.com Bundle when they sell or purchase a property using Owners.com for real estate brokerage services.
Selection of services as part of the Owners.com Bundle is optional and there is no obligation to use Owners.com’s affiliated providers. For eligible transactions, Owners.com buyers and sellers will receive a closing credit from Owners.com at settlement for using services they select from the Owners.com Bundle. Owners.com Bundle Details:
The Owners.com Bundle is available to customers in the states set forth below who purchase or sell real estate using Owners.com’s sell-side and/or buy-side real estate brokerage services (each, a “Transaction”). For certain additional services used by a customer in the Transaction and provided by Owners.com or its affiliates, eligible buyers and sellers will receive a rebate from Owners.com of its real estate brokerage commission, reflected as a credit on the settlement statement for the Transaction. To be eligible for the Owners.com Bundle savings, the customer must enter into a written brokerage agreement with Owners.com which sets forth the terms of service provided by Owners.com to the customer (e.g., listing agreement or buyer’s agency agreement) and an agreement which sets forth the specific terms of the Owners.com Bundle and any eligible real estate brokerage commission rebate and corresponding closing credits. Terms may vary by state. Additionally, eligibility for participation in the program will be determined in the sole discretion of Owners.com and may be subject to a minimum sales price, lender approval and/or all affiliated parties’ approval and the property not being the subject of a short sale. For all Transactions, payment of the Owners.com Bundle savings shall be made as a rebate of the Owners.com brokerage commission via a credit to the buyer or seller, at closing, shown on the HUD-1 or Closing Disclosure and the amount and acceptability of the savings is expressly subject to review and approval of buyer's lender.
Owners.com reserves the right to modify the terms and conditions of the Owners.com Bundle at any time by modifying these terms, provided however, that no such modification shall amend the terms or any existing written brokerage agreement signed between a buyer or seller and Owners.com unless such modification is required by law.
Bundle savings will not consist of a payment or credit from Premium Title or Owners.com Loans.
Bundle Savings are in no way dependent upon the purchase of any insurance product or service.
Where the Owners.com Bundle is Available: The Owners.com Bundle is currently available for Transactions in CA, FL, GA, IL, MA, OH, PA, and TX. The amount of the Owners.com brokerage commission rebate as reflected as a credit on the Owners.com customer’s settlement statement will vary by state and be based on the eligible services chosen by customer as part of their Owners.com Bundle. Closing credit is not available for all services in every state. The Owners.com Bundle is available only to Owners.com customers who purchase a Professional Listing Package (if engaging Owners.com to provide services to customers who are selling their property) from Owners.com or enter into a buyer’s agency agreement with Owners.com (if engaging Owners.com to provide services to customers who are purchasing a property). Information about Owners.com Listing Packages
Listing packages and pricing vary by state. Where possible, we offer three types of packages: (1) Professional Listing Package; (2) MLS Listing Packages; and (3) For Sale by Owner Packages.
Sellers Choose the Level of Agent Support: For MLS and Professional Listing Packages, a licensed real estate agent (Owners.com agent or a listing agent in the Owners.com referral agent network) will provide services as defined in the listing agreement with the seller. Our listing package details and pricing are available here: https://www.owners.com/sell. If a customer wants to add on additional brokerage services that are not included as part of the Professional Listing Package (as set forth on the Professional Listing Packages page), then Owners.com will work with the customer to add additional services to the package in exchange for an additional fee. Real estate agent support is not provided with our For Sale by Owner Packages.
Professional Listing Package Minimum Listing Agent Commission Requirement: The Professional Listing Package is subject to a minimum listing agent commission amount of $3,500. The listing agent commission is the greater of 2% of the purchase price or $3,500.
Professional Listing Package Buyer’s Agent Commission: The Professional Listing Package 2% listing commission does not include the buyer's agent commission. In order to have a listing published in a multiple listing service ("MLS"), most MLSs require sellers to offer a commission to a licensed real estate agent who represents the buyer. As a result, a customer who selects the Professional Listing Package will be required to offer a buyer’s agent commission to any licensed real estate agent who represents the buyer of the property; the amount of the buyer's agent commission must be agreed to by Owners.com, the listing agent and the customer and be set forth in the listing agreement. Unless a customer agrees otherwise, the minimum buyer’s agent commission would generally not exceed three percent 3% of sales price. If the customer's property is purchased by a buyer who is not represented by an agent, unless the listing agreement states otherwise, the customer will not pay a buyer's agent commission.
The estimated seller's savings described for the Professional Listing Package throughout the Owners.com website is based on a traditional listing agent commission of 3% less than the Owners.com Professional Listing Package commission of 2%.
MLS Listing Package: Owners.com offers two different listing packages which allow sellers to market their property for sale on a MLS through an Owners.com listing agent or a listing agent in the Owners.com referral agent network: the MLS Listing Package and the MLS Premium Listing Package (the "MLS Packages"). In order to have a listing published in an MLS, most MLSs require sellers to offer a commission to a licensed real estate agent who represents the buyer. The purchase of an MLS Package through Owners.com does not include the buyer’s agent commission. As such, in connection with the purchase of an MLS Package, the customer will be required to offer a buyer's agent commission. Traditionally, the buyer's agent commission is between 2-3% of the sales price of the property. Each listing agent reserves the right to require a minimum buyer's agent commission but ultimately, the amount of the buyer's agent commission must be agreed to by the seller and set forth in the listing agreement. Unless the customer agrees otherwise, the minimum buyer's agent commission would generally not exceed three percent 3% of sales price. If the property is purchased by a buyer who is not represented by an agent, unless the listing agreement states otherwise, the customer will not pay a buyer’s agent commission.
In the event that Seller and Seller’s listing agent cannot agree on the amount of the Buyer’s Agent Commission to be offered, Seller’s purchase of the MLS Package will be terminated and any fees paid by Seller to Owners.com for the MLS Package will be refunded.
The estimated Seller's savings described for the MLS Packages throughout the Owners.com website is based on a traditional listing agent commission of 3% less the Owners.com MLS Premium Listing Package of $495. The MLS Packages may not be available in all states.
Additional MLS Fees: In certain circumstances, Seller may be required to pay an additional fee after the property is sold to cover additional fees charged by the MLS. Such charges, if any, will be explained and set forth in the listing agreement Seller enters into with Owners.com.
For Sale by Owner (“FSBO”) Packages: The FSBO Package is a way for sellers to market their properties on Owners.com without the use of a real estate agent. Use of this service does not create an agency relationship between users and Owners.com, REALHome Services and Solutions, Inc., or their affiliates. The FSBO Package does not include syndication to third-party sites (for example, Zillow or Realtor.com) or entry into a multiple listing service. This package allows sellers to advertise their properties on Owners.com and includes access to a personalized Owners.com dashboard, visitor tracking, a free home valuation and market trends. Sellers can upload photos of their property to their dashboard, schedule open houses, and communicate with interested buyers.
