Information about Owners.com Services Bundle for Properties Located in Florida

Owners.com Services Bundle includes real estate services provided to buyers and sellers by Owners.com (buy-side and sell-side real estate brokerage services) and its affiliated providers, Premium Title Services Inc. (“Premium Title”) for settlement services, and Altisource Fulfillment Operations, Inc. d/b/a Owners.com Loans (“Owners.com Loans”) for mortgage brokerage services. The settlement services included in the Owners.com Services Bundle are for closing and escrow services only and do not include title insurance products or services. The Owners.com Services Bundle is available as a result of the shared platform synergy and technology integration between Owners.com and its affiliated providers that results in streamlined processes and a level of expertise and service that comes from working together over time. You can benefit from that integration and expertise by choosing the Owners.com Services Bundle when you purchase property in Florida. Selection of the Owners.com Services Bundle is optional and there is no obligation to use Owners.com’s affiliated providers. For eligible transactions, Owners.com buyers and sellers will receive a closing credit from Owners.com at settlement for using services in the Owners.com Services Bundle.See our Affiliated Business Arrangement Disclosure Statement.

Owners.com Services Bundle Details:

The Owners.com Services Bundle is available to customers who close a real estate transaction using Owners.com sell-side and/or buy-side real estate brokerage services. Eligible buyers and sellers receive a credit from Owners.com on the settlement statement for certain additional services used by the customer in the transaction and provided by Owners.com and its affiliates. Buyers who receive a credit in the Owners.com Services Bundle are not eligible to receive the Owners.com Buyer Rebate. Owners.com reserves the right to modify the terms and conditions of the Owners.com Services Bundle at any time by modifying these terms; however, no such modification shall amend the terms or any existing brokerage agreement between a buyer or seller and Owners.com unless such modification is required by law. Transactions that close before March 1, 2018 are not eligible for this program. Eligibility for participation in the program will be determined in the sole discretion of Owners.com and may be subject to a minimum sales price, Buyer’s lender approval and/or all affiliated parties’ approval and the property not being the subject of a short sale or foreclosure sale. For transactions involving a lender, payment of the Owners.com Bundle savings shall be made via a credit to the buyer at closing shown on the HUD-1 or Closing Disclosure and the amount and acceptability of the savings is expressly subject to review and approval of buyer's lender. For “cash” transactions not involving a lender, payment of the Owners.com Bundle savings may be made by a check to the buyer on or after closing or via a credit to buyer at closing shown on the HUD-1 or Closing Disclosure.

Information about Owners.com buyer services

The Owners.com Buyer Rebate is a cash rebate that may be offered by Owners.com at the agent’s sole discretion to buyers the agent represents in the purchase of a home.  Owners.com is under no obligation to offer the Buyer Rebate to any individual regardless of whether the individual meets the criteria set forth below..  As further described below, the Owners.com Buyer Rebate is paid to the eligible buyer at closing either in the form of a credit on the settlement statement or by check.  The Owners.com Buyer Rebate is calculated as a percentage of Owners.com’s Cooperating Broker Commission* as agreed upon by the agent and the buyer.  Details regarding the amount of the Owners.com Buyer Rebate are described in the agreement between the eligible buyer and Owners.com which is entered into at the time the eligible buyer agrees to work with Owners.com.  Please feel free to ask your Owners.com agent for more details. *The Cooperating Broker Commission is the seller-paid commission due at closing to the broker who procures a buyer (in this instance, Owners.com).

Owners.com Buyer Rebate Program Details:

(A) To participate in the Owners.com buyer rebate program (the "Program"), a buyer must not be represented by another licensed real estate professional and must execute a brokerage agreement with Owners.com on terms and conditions satisfactory to Owners.com. (B) For eligible properties, Owners.com will provide a rebate to the buyer of up to 50% of the Cooperating Broker Commission received by Owners.com at closing. (C) A property's eligibility for participation in the Program will be determined in the sole discretion of Owners.com and may be subject to a minimum sales price, Buyer’s lender approval and/or all affiliated parties’ approval and the property not being a the subject of a short sale or foreclosure sale. (D) Participation by a buyer in the Program is optional. (E) Payment of rebates under the Program will not be made where prohibited by law. (F) Buyers participating in the Program are required to disclose their participation and the existence of the Owners.com Buyer Rebate to all parties involved in the transaction, including: the seller(s), all real estate brokers and agents, any lenders and any other parties to the transaction.  (G) For transactions involving a lender, payment of the Owners.com Buyer Rebate shall be made via a credit to the buyer at closing shown on the HUD-1 or other settlement statement and the amount and acceptability of the rebate is expressly subject to review and approval of buyer's lender. For "cash" transactions not involving a lender, payment of the Owners.com Buyer Rebate may be made by a check to the buyer on or after closing or via a credit to buyer at closing shown on the HUD-1 or other settlement statement. (H) Buyers should consult their accounting, legal or tax advisors regarding proper treatment of any rebate. (I) Owners.com reserves the right to modify the terms and conditions of the Program at any time by modifying these Program terms ; however, no such modification shall amend the terms or any existing brokerage agreement between a buyer and Owners.com unless such modification is required by law.

Information About Owners.com Listing Packages

Listing packages and pricing vary by state.  Where possible, we offer three packages: (1) FSBO Listing Package; (2) MLS Listing Package; and (3) Professional Listing Package.

Sellers Choose the Level of Agent Support: Real estate agent support is not provided with our free For Sale By Owner (FSBO) Package. For MLS and Professional Packages, a licensed real estate agent (Owners.com agent or a listing agent in the Owners.com referral agent network) will provide services as defined in the listing agreement with the seller.  Our listing package details and pricing are available here: http://www.owners.com/for-sale-by-owner/sell.

MLS Listing Package: In connection with the purchase of an MLS Listing Package, Seller will be required to offer a commission to a licensed real estate agent representing a buyer purchasing your property.  The purchase of the MLS Listing Package through Owners.com does not include this buyer’s agent commission.  Each listing agent reserves the right to require a minimum buyer’s agent commission (not to exceed three percent of sales price).  The amount of the buyer’s agent commission shall be agreed upon by Seller and the listing agent and will be set forth in the listing agreement.   In the event that Seller and Seller’s listing agent cannot agree on the amount of the buyer’s agent commission to be offered, Seller’s purchase of the MLS Package will be terminated and any fees paid by Seller to Owners.com for the MLS Package will be refunded.  Also see FAQ – Buyer’s Agent Commission.

Additional MLS Fees: In certain circumstances, Seller may be required to pay an additional fee after the property is sold to cover additional fees charged by the MLS. Such charges, if any, will be explained and set forth in the listing agreement you enter into with Owners.com.

Professional Listing Package Minimum Listing Agent Commission Requirement: The Professional Listing Package is subject to a minimum listing agent commission amount of $3000. The listing agent commission is the greater of 1.5% of the purchase price or $3,000.

The estimated seller’s savings described throughout the Owners.com website is based on a traditional listing agent commission of 3% less the Owners.com MLS Package cost of $395.  Please note that the MLS Package may not be available in all states.
