What do the Owners.com fees for the MLS Package cover?
The MLS Package fee is paid to Owners.com to have your property listed in the MLS by a licensed real estate agent (Owners.com agent or a referral listing agent). The Owners.com MLS Package fee does not include the Buyer's Agent Commission, which is payable to the buyer’s agent at closing.
If I buy a MLS Package, do I also have to separately pay a Buyer's Agent Commission?
Yes, if your property is purchased by a buyer who is represented by a licensed real estate agent. In order to have your listing published in a MLS, most MLSs require sellers to offer a commission to a licensed real estate agent who represents the buyer. (Although this is commonly referred to in the industry as the "Cooperating Selling Broker", to help keep things straight, we simply call this the Buyer's Agent Commission.) In connection with the purchase of an Owners.com MLS Package, you will be required to offer a commission in the MLS to any licensed real estate agent who represents the buyer of your property ("Buyer's Agent Commission"). If your property is purchased by a buyer who is not represented by an agent, you will not pay a Buyer's Agent Commission.
The amount of the Buyer's Agent Commission will be determined jointly by you and your listing agent, and will need to be agreed upon in your listing agreement. Traditionally, a seller offers a Buyer’s Agent Commission of two to three percent of the final sales price. Your Owners.com agent can discuss the factors to consider when determining what to offer as your Buyer's Agent Commission. Each listing agent reserves the right to require a minimum Buyer's Agent Commission (not to exceed three percent of sales price). In the event that you and your listing agent cannot agree on the amount of the buyer's agent commission to be offered with your listing and you do not enter into a listing agreement, you may terminate your MLS Package and any fees paid by you to Owners.com for the MLS Package will be refunded.
